The four services
- Party wall notices, £70We find the right owners, prepare the notice and serve it in time, with a covering letter and a form of consent for your neighbour.
- Schedule of condition, £350A surveyed, photographed record of the neighbouring property before work starts. It protects both owners if damage is claimed later.
- Party wall award, from £600The legal document that sets out how the work may be carried out, when, and who pays. Priced by the scope of the works.
- Agreed surveyor appointmentsOne independent surveyor acting impartially for both owners. Usually the quickest and most economical route.
Which one do you need?
| Your situation | What you probably need |
|---|---|
| You are planning work to a shared wall, on the boundary or near a neighbour’s foundations | A party wall notice |
| Your neighbour has agreed to the notice in writing | A schedule of condition, to protect both of you |
| Your neighbour has dissented, or has not replied within 14 days | A party wall award |
| Your neighbour has served a notice on you | Advice for adjoining owners, then a surveyor to act for you |
| You and your neighbour get on and want it done once, fairly | An agreed surveyor |
Who we act for
Building owners are the people doing the work. We serve the notices, deal with the neighbour’s surveyor and get the award agreed so that your builder can start on the date you planned. See help for building owners.
Adjoining owners are the neighbours. We read the notice with you, explain your options and protect your property through the award. The building owner normally pays our fee. See help for adjoining owners.
Both sides at once. An agreed surveyor acts for both owners. This works well for straightforward projects where the owners are on good terms.
What the Act does not cover
The Party Wall etc. Act 1996 applies in England and Wales. It does not deal with planning permission, building regulations, boundary disputes, who owns a wall or rights of light, and it does not cover minor work such as fixing shelves or adding sockets. Planning permission does not replace a party wall notice. Read the Act explained for the full picture.
