Interwar semis and short terraces

Sutton, Cheam, Belmont, Carshalton, Wallington, Hackbridge, Worcester Park and Stoneleigh were built up mostly between the wars. Much of it is semi-detached houses and short terraces on regular plots, including the large 1930s estates in the area. Parts of Carshalton and Cheam are conservation areas, with older cottages and houses around the old village centres.

Regular streets of similar houses mean similar projects, and similar projects mean notices to the same neighbours again and again. A loft conversion in one semi is usually followed, a year or two later, by one next door.

What needs a party wall notice in Sutton

  • Loft conversions, including dormers and hip-to-gable, where the beams and purlins bear on the party wall. See the loft conversion guide.
  • Rear and side extensions, where new walls go on or beside the boundary and foundations may be deeper than the neighbour’s. See rear and side extensions.
  • Garage conversions and extensions over garages, where a shared wall is loaded or raised.
  • Chimney breast removal in the older houses. See chimney breast removal.

When your neighbour goes first

If your neighbour has served a notice on you, you have 14 days to respond. In streets like these the building owner normally pays for your surveyor, and a schedule of condition records your house before work starts. Read help for neighbours.

Sutton, Cheam and Carshalton questions

Does a hip-to-gable loft conversion need a party wall notice?

Often, yes. The new gable wall is usually built on your own flank wall, which is not a party wall, but the steel beams and purlins that carry the new floor and roof commonly bear on the shared wall. If they do, a Section 3 notice is needed, two months ahead.

I live on one of the 1930s estates. Is my neighbour’s loft conversion my business?

If it cuts into the wall you share, yes. You should receive a notice and have 14 days to respond. Do not ignore it, because silence is treated as dissent. See how to respond to a party wall notice.

My rear extension will have a flat roof against the neighbour’s wall. What notice is that?

If you build against the neighbour’s wall without cutting into it, you may not need a Section 3 notice, but you may still need a Section 6 notice for the foundations and a Section 1 notice if the new wall goes on the boundary. We can tell you from the drawings.
