Terraces, side returns and lofts

Wandsworth, Earlsfield, Balham, Tooting and the streets around Putney are full of Victorian and Edwardian terraced houses. They tend to share a pattern: a narrow frontage, a rear outrigger, a side return alongside it and a roof that can be converted. Those features invite the same few projects over and over.

Many of these houses are mid-terrace, which means two adjoining owners, one on each side. The notices go to both, and each neighbour can respond in their own way. Barnes and Roehampton add some larger and more varied houses.

What needs a party wall notice in Wandsworth

  • Loft conversions, where beams rest on the party walls on both sides. See loft conversions.
  • Side return and wrap-around extensions, which build along the boundary wall and dig new foundations beside the neighbour. See rear and side extensions.
  • Rear outrigger extensions that tie into shared walls.
  • Chimney breast removal in the main rooms. See chimney breast removal.
  • Basements under some of the larger houses. See basements and underpinning.

Serving two neighbours

With two adjoining owners, the timetable is only as quick as the slower one. One neighbour may consent in writing while the other dissents, so you can end up with a consent on one side and an award on the other. It makes sense to serve both notices on the same day and to suggest an agreed surveyor to each.

Planning in Wandsworth is separate from the Act

The London Borough of Wandsworth is the planning authority for most of the area, and the London Borough of Richmond upon Thames for Barnes. Planning permission, conservation area rules and building regulations approval are separate from the Act. A notice does not replace any of them.

Party wall surveyor fees in Wandsworth

Wandsworth, Putney and Balham questions

What notice does a side return extension need?

Often several. The new wall along the side of the house may need a Section 1 notice if it goes on the boundary, a Section 3 notice if it raises or cuts into a shared wall, and a Section 6 notice if the foundations go below your neighbour’s. They are served together. See rear and side extensions.

My builder says no notice is needed because the work is all inside. Is that right?

Not necessarily. Work inside your house can still cut into the party wall, for example by fitting steel beams or taking out a chimney breast. If it does, a notice is needed. Ask your builder to confirm in writing, and ask us if in doubt.

My neighbour has already converted their loft. Does that mean I can without a notice?

No. Your work is a separate matter, and a new notice is needed for it. What your neighbour has already done will be recorded when the surveyor visits.
