Terraces and villas
Fulham and much of the area around it are built up in Victorian and Edwardian terraces, many of them small houses with narrow frontages and little room between them. Ealing, the “queen of the suburbs”, has large Victorian and Edwardian houses and semi-detached villas, many of them in conservation areas. Southall, Harlesden, Willesden and Cricklewood have long terraced streets and a good deal of housing divided into flats.
What needs a party wall notice in Fulham
- Loft conversions in the terraces, where the beams bear on party walls on both sides. See loft conversions.
- Rear and side return extensions, which run along the boundary and dig new foundations beside the neighbour. See rear and side extensions.
- Basements and cellars in the larger houses and some terraces. See basements and underpinning.
- Chimney breast removal in the main rooms. See chimney breast removal.
- Work to flats and maisonettes, where leases and freeholders matter as well.
Working with tight terraces
When houses are close, small things matter. A scaffold on the neighbour’s side, a digger in a narrow rear garden and a skip on a shared drive can all become problems. The award can deal with access, working hours and arrangements for deliveries so that the neighbour knows what to expect.
Three councils
The London Boroughs of Hammersmith and Fulham, Ealing and Brent share this area. Planning, conservation and basement policies come from them. The notices under the Act are the same everywhere.

Fulham, Ealing and West London questions
I live in a small mid-terrace house in Fulham. Who do I serve for a loft conversion?
Both neighbours, because the beams normally bear on the party wall on each side. Each has 14 days to respond and can respond differently. We serve both notices together. See loft conversions.
I am building a side extension on a semi-detached villa in Ealing. What notices might apply?
A Section 1 notice if the new wall goes on the boundary, a Section 6 notice if the foundations are deeper than your neighbour’s within 3 or 6 metres of their building, and a Section 3 notice if you cut into or connect with a shared wall. See rear and side extensions.
Can my neighbour’s builder come onto my property?
Only as the Act and the award allow. For work covered by the Act, the building owner has a right of entry for the purpose of the work, normally on notice, and the award sets out the terms. For work that is not covered there is no automatic right, and you can say no. See help for neighbours.
