A borough of contrasts
Croydon has Victorian terraces and villas around Addiscombe, South Norwood and Thornton Heath, many of them divided into flats. It has interwar suburbs on higher ground at Shirley, Selsdon, Sanderstead and Purley, and Coulsdon sits on the edge of the Downs. In the centre and along the main roads, flats and blocks have been going up for years.
That range explains why no two Croydon party wall jobs are alike.
What needs a party wall notice in Croydon
- Loft conversions and extensions in the terraces and semis, which commonly bear on shared walls. See loft conversions and rear and side extensions.
- Works to converted houses, where the other owners in the building may be adjoining owners, and where your lease has its own consent rules.
- Sloping plots around Purley, Sanderstead and Coulsdon, where your foundations and your neighbour’s may be at very different levels. See Section 6 notices.
- New blocks next door, where deep foundations, piling and cranes are close to existing homes.
- Basements and cellars in the larger Victorian and Edwardian houses. See basements and underpinning.
If you are the neighbour of a development
Do not consent without advice. A schedule of condition of your home, agreed working hours, monitoring and a clear route if damage occurs are all things the award can provide, and the developer normally pays for your surveyor. If you have a letter from a surveyor you do not know, you are free to choose any surveyor you like.
Planning in Croydon is separate from the Act
The London Borough of Croydon is the planning authority. Planning permission, conservation area controls and building regulations are separate from the Act. Start the notices when your drawings are settled.

Croydon, Purley and Coulsdon questions
A developer is building flats next to my house in Croydon. What protection do I have?
If the work is covered by the Act, you can have a surveyor appointed at the developer’s cost, a schedule of condition of your house, and an award that sets working hours, monitoring and a route to compensation. Deep excavation and piling near your home are exactly what Section 6 is for. See help for neighbours.
Does the Act apply to a flat in a converted Victorian house?
It depends on how the building is arranged. Where flats have separate entrances or staircases, floors and ceilings between them can be party structures. Where they share a communal entrance and stair it is less clear. Your lease will also set its own rules about alterations. Ask us about your case. See flats, leaseholders and tenants.
Are party wall rules in Croydon different from the rest of London?
No. The Party Wall etc. Act 1996 applies in the same way across England and Wales.
