Our home patch
Our office is in Banstead, and Banstead, Tadworth, Kingswood, Chipstead and Burgh Heath are the places we reach fastest. Ivan Larkin knows the streets and the house types, which helps when he is reading drawings and when he is standing in a neighbour’s loft recording what is there.
The party wall work we see here
Much of the area was built in the 1920s and 1930s. That means semi-detached houses, chalet bungalows and large detached homes on generous plots, and it shapes the work that needs a notice:
- Side extensions and garage conversions. Wide plots invite them. A flank wall built on or near the boundary can need a Section 1 notice, and deeper foundations can need a Section 6 notice.
- Loft conversions in semis and chalet bungalows. The steel beams usually bear on the shared wall, which needs a Section 3 notice. See our loft conversion guide.
- Rear extensions and garden rooms with foundations deeper than the original house.
- Replacement dwellings, where an older house is taken down and a larger one built close to a neighbour.
Planning in Banstead is separate from the Act
Banstead, Tadworth, Kingswood and Chipstead fall under Reigate and Banstead Borough Council for planning. Planning permission does not replace a party wall notice, and a party wall award does not give you planning permission. The two run side by side. Because a notice needs one or two months, it is worth starting early so it does not hold up your builder.

Banstead, Tadworth and Kingswood questions
Do I need a party wall notice for a side extension in Banstead?
If the new flank wall is built on the boundary, yes, a Section 1 notice is needed. If it is set back but its foundations go deeper than your neighbour’s and sit within 3 metres of their house, a Section 6 notice is needed instead. Many side extensions on wide plots here fall in the second group. We can tell you from your drawings, usually in the first call.
My neighbour in Tadworth has served me a notice. What should I do?
Do not ignore it, because silence for 14 days counts as dissent. Read what work is described and the start date, then reply in writing. Call us before you reply and we will explain your options and who pays for your surveyor.
How quickly can you visit a property in Kingswood or Chipstead?
We are based in Banstead, so travel to site is short and visits are easy to arrange. A schedule of condition survey takes a few hours on site, and we confirm a date when you instruct us.
