What does the 
Party Wall Act Cover?

The Party Wall etc. Act 1996 may apply to a range of common building projects, including extensions, loft conversions and structural alterations.

In general, the Act covers:

  • Building on or at the boundary between two properties, including the construction of a new wall on or astride the boundary line.
  • Works to an existing Party Wall or Party Structure, such as cutting into the wall, raising or rebuilding it, removing chimney breasts, inserting structural beams or carrying out underpinning.
  • Excavations within 3 metres of a neighbouring building or structure where the proposed excavation will extend below the level of the neighbour’s foundations.
  • Excavations within 6 metres where the proposed excavation is deep enough to intersect a line drawn downwards at 45° from the bottom of the neighbour’s foundations.

Not every building project requires a Party Wall Notice. If you are unsure whether the Act applies to your proposed works, contact us for a free initial consultation and we will be happy to advise.
