Villas, terraces and hillsides
Dulwich Village has large Victorian and Edwardian villas, and East Dulwich and Herne Hill have houses and terraces of the same period. Peckham Rye has long Victorian terraces. Camberwell has surviving Georgian terraces. Sydenham, Crystal Palace and Upper Norwood climb the hill, with big villas that have mostly been converted to flats and streets where each house sits at a different level.
A lot of this area is in conservation areas, and a lot of the buildings are older than the typical suburban semi.
What needs a party wall notice in Dulwich
- Loft conversions and rear extensions in the terraces. See loft conversions and rear and side extensions.
- Chimney stack and breast work in older terraces, where stacks are shared. See chimney breast removal.
- Basements and lower-ground floors under the larger villas. See basements and underpinning.
- Work on hillside plots, where levels vary and retaining walls are common. See Section 6 notices.
- Alterations to converted flats, where your lease and the freeholder come into it.
Approvals that run alongside the Act
In this part of London, a party wall notice is often one of several consents:
- Planning from the council, including conservation area and listed building rules
- Building regulations approval
- The freeholder or an estate, where your lease or a scheme of management requires it
None of these replaces the others. Get the list right at the start, because the Act’s notice periods are fixed and the other approvals can take as long.
Four councils
This area spans the London Boroughs of Southwark, Lewisham, Lambeth and Bromley, depending on the street. The Act works the same way in each.

Dulwich, Sydenham and Peckham questions
Do I need the Dulwich Estate’s approval as well as a party wall notice?
Some properties in and around Dulwich are subject to the Dulwich Estate’s scheme of management, which requires the estate’s approval for alterations. That approval is separate from planning and from the Act. Check your title or ask the estate, and do not treat one as a substitute for another.
My house is on a steep hill in Sydenham. How does that affect the foundation test?
The Section 6 tests are about the base of your neighbour’s foundations, not the ground level. On a steep site, their foundations may be much higher or lower than yours, so the depth comparison has to be made from their foundation level. A trial hole or their original drawings will show it.
Are the chimney stacks in my Georgian terrace shared with next door?
Often. In older terraces a single stack can serve two or more houses. Taking down or rebuilding a stack, or removing a breast beneath it, affects the neighbour. See chimney breast removal.
