Terraces, heritage and interwar estates

Lewisham, Hither Green, Catford and much of Greenwich are Victorian and Edwardian terraces in long rows. Greenwich and Blackheath add Georgian and Victorian houses in conservation areas, and Maritime Greenwich is a World Heritage Site. Eltham has interwar and earlier houses, and Downham has a large interwar cottage estate. Along the river and the main roads, a great deal of new housing has been built.

What needs a party wall notice in Lewisham

  • Loft conversions and rear extensions in the terraces, where shared walls run the length of the house. See loft conversions and rear and side extensions.
  • Chimney breast removal in the older houses. See chimney breast removal.
  • Work on listed or historic buildings, where the Act applies alongside listed building consent.
  • Basements under some of the larger houses. See basements and underpinning.
  • New blocks next door, where deep foundations and cranes sit close to existing houses.

Records matter in older houses

Georgian and Victorian buildings move and crack with age. A schedule of condition of the neighbouring house, inside and out, is what lets everyone tell a new crack from an old one. In heritage areas it also records details that must not be harmed.

Two councils

The London Borough of Lewisham and the Royal Borough of Greenwich share this area. Planning, conservation and listed building rules come from them. The notices under the Act are the same in both.

Lewisham, Catford and Greenwich questions

Does conservation area or World Heritage Site status change the party wall notice?

No. Heritage status affects planning and listed building consent. It does not change the notices under the Act or their timetable. Both processes can be needed, and heritage consent can take longer, so start early.

My house is one of a terrace of six. Who do I serve?

Each neighbour whose shared wall your work affects. In the middle of a terrace that is the owners on both sides. In a longer terrace, owners further along are not usually affected unless the work reaches them, for example through a shared stack or a long excavation.

New flats are going up next to my house. What should I do?

Ask whether the developer has served notices, and take photographs of your property. If notices have been served, do not consent without advice. A schedule of condition and monitoring are usual for deep foundations. See help for neighbours.
