Georgian and Victorian terraces, mansion blocks and mews
Camden and Islington have some of London’s finest Georgian and Victorian terraces, many of them listed and many in conservation areas, alongside mansion blocks and mews houses. Hackney, Dalston, Finsbury Park and Harringay have long Victorian terraces, including Harringay’s well-known “ladder” streets, and a lot of housing converted to flats. Wood Green and Tottenham have many Victorian and Edwardian terraces. Finchley and Barnet are largely interwar suburbs.

Tall houses, thick walls
Georgian terraces are often three or four storeys over a basement, with thick party walls and chimney stacks shared along the row. A change on one floor can be felt several floors away. The schedule of condition for a house like this is detailed, and the award often covers temporary support, monitoring and access to the neighbouring house.

Does Camden have special rules for basements?
Camden and several other inner London boroughs have detailed planning policies on basements, which can require an impact assessment. They are a planning matter. The Act runs alongside and deals with how the excavation is carried out and how neighbouring houses are protected. Check the council’s current policy before you design anything.
My Georgian terrace is listed. Are there special party wall rules?
The Act applies in the same way. But listed building consent is also needed for work that affects the character of the building, and it usually has to come first. With old walls, a thorough schedule of condition is especially valuable.
I own a flat in a mansion block. Does the Act apply to my work?
It depends on the arrangement of the building and on what you are doing. The Act covers structures separating parts of a building approached by separate staircases or entrances, and leases in mansion blocks usually restrict structural alterations anyway.
