Big houses, basements and extensions
Wimbledon Village and Wimbledon Park have many large Victorian and Edwardian houses, and the demand for more space has made basements, side extensions and loft conversions common. Merton Park and parts of the borough are conservation areas. South of Wimbledon, Raynes Park, Morden, Mitcham and Colliers Wood have a mix of Victorian and Edwardian terraces and interwar semis.
What needs a party wall notice in Wimbledon
- Basements and cellars, which are the biggest excavations the Act deals with. See basements and underpinning.
- Side and rear extensions in the larger houses, where foundations often go deeper than a neighbour’s. See rear and side extensions.
- Loft conversions in terraces and semis, where beams bear on the shared wall. See loft conversions.
- Chimney breast removal in the older houses. See chimney breast removal.
- Replacement houses on larger plots.
Neighbours of big projects
When a large basement is planned beside your house, the party wall award is the document that protects it. Treat it with the attention you would give a surveyor’s report when buying. We act for neighbours, and the building owner normally pays our fee.
Planning in Wimbledon is separate from the Act
The London Borough of Merton is the planning authority. Planning policy for basements and conservation areas is set by the council, and building regulations approval is also needed. The Act runs alongside both, and a notice does not replace either.

Wimbledon, Merton and Morden questions
I am planning a basement in a Wimbledon house. Which notices do I need?
Usually a Section 6 notice for the excavation, and a Section 3 notice if you are underpinning or thickening a shared wall. A new retaining wall on the boundary needs a Section 1 notice. We serve them together. See basements and underpinning.
My neighbour is building a basement next door. What should I ask for?
Ask for the engineer’s drawings and method statement, a schedule of condition of your house inside and out, agreed monitoring with trigger levels, access for you to see the readings, and a route to compensation. Appoint your own surveyor, who is normally paid by the building owner.
My house is in a conservation area. Does that change the party wall notice?
No. Conservation area rules affect what planning permission is needed. They do not change the notices under the Act or the timetable.
